What is included and what is not

The price includes: bedding, linen and towels, unlimited usage broadband Internet connection (VDSL), water, weekly cleaning (at departure for one week stays) except the kitchen sink, two cars parking.

The price does not include: electricity (0.35 €/kWh) and gas/heating (1.10 €/m³) that will be charged out according to your usage.

About heating: regarding our area the Italian law allows heating to be turned on only from the 15th of October to the 15th of April (except in extraordinary circumstances), for a maximum of 14 hours per day. October is not cold as the average temperature is 16°C with average maximum temperature 21°C and minimum at 12°C. November average is 10.5°C with a max-min range of 14°C and 7°C.

The tourism tax (imposta di soggiorno) of San Casciano in Val di Pesa is applied for a maximum of seven consecutive nights. The tourism tax rate for our accommodation facility is 2 Euro per person per night, it is not applied to children under 14 years old. It's not included in the rental price. We will collect it cash at your arrival.

Minimum stay versus booking

From April to October Il Visciolo is rented on a weekly basis (Saturday to Saturday), but you can stay less than a week if you want. If you find the price still convenient, you could stay five days for example, with the total rental price still being the one for a whole week. Minimum booking from November to March is four or five days (please refer to the price table above).

Change over day

During High and Medium Season our change-over day is Saturday, if you stay less than seven nights, your arrival/departure dates must fall within two Saturdays (for example, we won't accept a rental from Thursday to Monday). That does not apply to Low Season, where arrival and departure days are usually completely flexible. For last minute bookings sometimes we can have flexibility, please enquire.

Booking and rental conditions

Payments by bank wire transfer or by credit/debit card through PayPal. Down payment of 30% at booking, the balance to be paid 45 days before arrival.
Upon arrival you will be asked to pay cash a security/damage deposit: the amount is 200 euros for a single week or shorter stays. We will give it back to you at your departure after we have inspected the house. For the cash payment of the damage deposit we also accept the equivalent in U.S. Dollars or Pound Sterling.

Smoking inside the house is forbidden. Pets are not allowed, sorry.

Kind of holiday accommodation: self catering holidays with no service provided, owner direct rental.

Check in and check out

The house is at your disposal from 16:00 hours on the first day booked until 10:00 AM on the departure's day.
